The Horn of Africa Resort is a mixed use leisure/residential based development of 600,000 sqm in an area located along the beautiful beaches of Djibouti on the Gulf of Aden coastline.

The development is comprised of a world class 5 star hotel resorts, 210 luxury residential villas located around a large lagoon feature and  circular marina ringed by leisure facilities, residential apartment buildings, offices and a comprehensive retail mall.

As its name suggests the Horn of Africa Resort pays homage to the startling beauty of the horns found on the continents wildlife. The Marine feature is aesthetically shaped in the form of a gracefully curving horn and will provide spectacular views from the air and at ground level.

In addition to the many waterfront shops, cafes and restaurants, the marina is fringed by a beautifully landscaped promenade with a spectacular amphitheatre feature designed to host musical and theatrical activities.

A central feature will be an amusement theme park designed to provide fun and entertainment for residents and tourists alike. The park is set in a cutting edge landscaped gardens and will feature many rides and activities to thrill and entertain visitors.

In addition, 48 beautifully crafted timber chalets will be sited offshore in the Gulf. The chalets will use traditional Africa stilt house design and offer solitude and serenity to the occupants.

The hotel will offer the ultimate in levels of services, facilities and activities, the dramatic pool complex, white sandy beaches and extensive tropical landscaped gardens will ensure that guest are treated to a sensational feast during their visit.

The Horn of Africa Resort has 210 villas which have been carefully planned to maximize views and access to water frontage or park and have been laid out to create neighbor - hoods where a sense of community spirit can flourish.

All villas are designed in the luxurious Mediterranean style and have access to open landscape spaces that provide safe areas for children to play and create attractive environments for rest and relaxation. All these elements add considerable value to the property values and resale values.

The villas are segregated into 3 plot sizes: 4000 sqft, 7000 sqft and 7800 sqft. The larger 7800sqft will have detached units and will, in the majority of cases, be located facing the lagoon waterfront. The middle sized 7000 sqft plots will also feature detached units located between the larger plots while the 4000 sqft plots featuring Semi-detached units will be located towards the periphery of the site.

The stunning lagoon feature incorporates a fabulous island park featuring sports and leisure facilities including a clubhouse with pool, tennis courts and open play areas for kick-about football and other activities.

The Main area is intended to be a world class sailing destination offering first class facilities to resident and visiting boat owners. The marina area and surrounding buildings will be more contemporary in design and will symbolize Djibouti's new appetite for modern and exciting design.

Set alongside the marina is the main retail mall which feature a uniquely styled indoor aquarium and magnificent indoor and outdoor dining experiences along with a range of modern retail outlets that will provide an unparalleled shopping experience for this region. There are spectacular views across the marina and access to the waterfront promenade with beautifully landscaped rest areas and parks. Generous parking facilities will also attract local visitors and occasional day visitors from further a field.  

Four residential buildings are located around the marina and are designed with a central landscaped courtyard for the amenity of the residents. All buildings benefits from private parking and will be set in marvelous communal gardens. Each building will also have a podium level leisure pool area with shops, cafes and community facilities located on the ground floor. These facilities will face onto the marina promenade area for easy public access. The height of the residential buildings will allow uninterrupted views either across the marina or out to sea through selective view corridors generated by careful architectural design of the hotel resort buildings.

ImageA central island feature dominates the geometry of the marina and is comprised of an office building and a furnished apartment building. These structures are intended to be a focal architectural feature of the development. The central island has been planned as the focus of several keys axis that allow views through the site from the residential villas, Marina Mall, residential buildings and the viewing tower. The island also offers a large landscaped garden space and open air dining terraces for use by residents and guests.

The development is further benefited by a public amphitheater for cultural and entertainment events and will be complimented by additional cafeterias and restaurant facilities. A landmark viewing tower structure located at the tip of the marina 'horn', serves to strengthen the developments position in the surrounding area and provides an exciting attraction for tourists. The tower will offer unsurpassed panoramas across the region including spectacular views across the Gulf of Aden towards Yemen.

The roadway network and traffic systems are designed to minimize the impact of vehicles in the development and pedestrian areas are given priority wherever possible. The roads are designed to reduce speeds and create a safer environment for residents.

In general, the landscape for the development will be comprised of a mixture of native species and imported exotic plant species and both locally sourced and imported hard materials dependent on the function, level of quality required and local availability.

Lighting is intended to be subtle and indirect wherever possible with feature lighting around the key architectural structures and marina area.

The general landscape themes will reflect the land use with Mediterranean styling around the villas and a nautical theme with extensive use of natural timber and marine grade stainless steel fittings such as railings, flags, etc. for the Marina area.
